ACRYLIC TUBS VS CAST IRON

What is a better selection today for your home, a cast iron tub or an acrylic tub? One thing is for sure, acrylic offers an endless variety of choices. Length and vary from short and narrow to long and wide. Depth is another variable that can range from the very shallow to the very deep. In addition, acrylic offers an endless array of shapes. These tubs can have numerous configurations with arm rests, heaters, jets. air systems and a host of other options including chromatherapy. Prices on acrylic can also be quite variable as well, ranging from the inexpensive to the pricey, depending on the options you select and where they are made. Acrylic tubs are indeed durable which probably goes against what most folks believe! I would not be fan of fibre glass tubs as they do scratch rather easy. Acrylic tubs installed correctly in a cement base or similar stable material are as solid as acrylic in my opinion. They are easy to clean and most important easy to handle, as the weight of an acrylic tub is really quite minimal. On the other hand we have cast iron or steel tubs. We all know these tubs as virtually all of us grew up with them. Perhaps they do hold heat a tad longer, but can shed cold into the water until they themselves are warmed up! They are heavy and offer few options. They are rarely deep or overly large due to the weight of the material. While obviously hard to handle they still have have a major place in the construction industry. Most companies have moved away from cast iron, mainly due to transportation costs and handling difficulties. But truth be told, they are still popular in today's market place. Arm rests, and molded shapes are a tad hard to come by, as these tubs are usually basic. The standard sizes of 60 x 30 or 60 x 32 rule in new construction. I suppose Kohler owns this market, but acrylic has made deep inroads into this market niche, and I for one don't see a super long future for cast iron. NEW SHOWER DRAINS

To infinity and beyond!!!!

Finally something new for the shower stall that will achieve the spa look you crave. The problem has always been the boring 3"inch shower grid drain in the center of the stall. Not only does it destroy any decorative vision you might have for the tile on the shower floor but you are also forced to stand on that uncomfortable eyesore while bathing. Until recently this was simply unavoidable. Now there is a choice. Why not consider an Infinity linear drain? In the past this type of drain was most common as the long trench drain you see installed at the end of a driveway or around the perimeter of infinity pools. Now this ingenious drainage system has been brought indoors for the home spa bathroom. It installs against the wall or at the threshold of the shower stall. The shower floor is pitched slightly so that all the run off water will head towards the drain. Now your off the manhole cover, out of the draining water and standing on a comfortable uninterrupted tile or stone floor while showering. The Best Time To Renovate Is Now!

The date was Oct  9, 2007, and the Dow industrial average was 14164!  On March 9, 2009, the same Dow average was 6547! As I write this blog, the Dow is once again 800 points away from recovering that major paper loss.  I believe it is often said that what goes up must come down, but it seems to Hardware Designs folks that the opposite also hold true, what has come down will rise up again!  The lesson is simple here, now is the time to renovate and rebuild.  Prices, once again, are on the increase, with Chinese materials rising by as much as 30%, and this tells us that the pricing of these renovations will significantly increase as we move forward with this recovery.  If  you act now, a lot less dough will come out of your pocket  than a year from now..count on it.  Home values will once again begin to rise as the lowered values of the past 4 years will become a distant memory.  For those folks who do renovate, the financial gain of selling a renovated property will become quite significant.  For those of you who plan to stay in your home for the long  haul,  the enjoyment of your new baths and kitchen will be worth it.  New Jersey does not have vast amounts of open space, and if you live in the densely populated eastern coastal areas you know that home values rise when demand rises.  Our region is home to three of the wealthiest counties in the nation.  People want to live here, and values can stay depressed just so long. THEY HAVE A VERY BROAD LINE OF PLUMBING PRODUCTS, A GOOD PORTION OF WHICH IS MADE HERE BELIEVE IT OR NOT.  FLUID MANUFACTURING,  ANDRIOBEL MANUFACTURING, ARE FILLING IN SOME OF THE HOLES.  DORNBRACHT OF GERMANY IS ONCE AGAIN WHOLE AND SHIPPING WELL.  JADO, NOW CHINESE FOR ALL INTENSIVE PURPOSES IS A VERY CHANGED LINE. AND PROBABLY WORTH A REVIEW.  WHEN IT COMES TO DOOR HARDWARE, BALDWIN WENT MEXICAN AND CHINESE, AND NO LONGER PRODUCE IN AMERICA!  THIS IS MORE THAT SAD.  LOTS OF NEW. LOTS OF CHANGES, AND HOPEFULLY NO LOSS OF QUALITY.  CLASSIC BRASS, ONCE BALDWIN'S  COMPETITOR SIMPLY CAN'T SHIP RELIABLY FOR REASONS NOT WORTH MENTIONING.  GREAT PRODUCT LINE, WITH ENORMOUS CAPAPBILTY, BUT FOR ALL PURPOSES DOWN FOR THE COUNT.  THE DOOR BUSINESS IS REVIVING AND OUR OWN DOOR BUSINESS IS BECOMING ROBUST.  I SUPPOSE PEOPLE WILL SIT ON THE FENCE FOR JUST SO  LONG BEFORE MOVING FORWARD WITH VARIOUS PROJECTS, DOOR REPLACEMENT BEING ONE OF THEM.  SO, TO SUM IT UP. CHANGES, CHANGES, CHANGES, BUT I SUPPOSE TIME WILL TELL IF SOME ARE GOOD OR BAD.  I AM OPTOMISTIC THAT THE ECONOMY IS SLOWLY, AND I MEAN SLOWLY TURNING A CORNER.  THERE IS SOME VISIBLE LIGHT OUT THERE.  PRICING IS SUPER COMPETITIVE NOW, AND IT A GREAT TIME TO BUY OR HIRE CONTRACTORS BEFORE THE GOING GETS TOO GOOD!! BATH TRENDS FOR 2012

 

What are the latest trends in bathrooms?  What does it cost to construct  or renovate a bath?  How do you find a contractor worthy of the job? Where should I go to see the most product, and where is the best place to make  my purchases?
All of the above questions are equally important. Let's start with the first question--trends.  There can be no doubt that in the last two years, styles  have begun to move more towards a cleaner, simple look.  Some would call it contemporary, some zen, and other might declare it modern.  I simply like the term simple.  Clean lines, quite, and soft to the eye.  This is not to say that traditional styles are out of vogue.  On the contrary, the traditions of yesteryear continue but no longer have center stage.  Fifteen years ago, all  construction tended to be either colonial, traditional baroque, or victorian. The term contemporary was out of bounds!  Well, times change, and the past has
once again become the present. So many faucet manufacturers are once again focusing on new clean modern designs.
How much should one spend on construction?  Tough question.  Budget constraints obviously rule, but you can get a lot of product for the buck today. Imports have changed the rules on how much fixtures should cost.  It should be noted though that
foreign product prices are consistently rising.  As Chinese wages move higher, so  does final pricing here in the U.S. It is my hope that we will once again move to more domestic production in the coming years, but that process will be slow at best.  The answer to what you should spend is truly based on not only what  you can afford, but what you can't afford not to spend!  We only get what we pay for in most cases.  Cheap is cheap, and quality does suffer when making
purchases of rock bottom materials. Finding a qualified builder is probably more important the all of the above! 
Simply stated, quality, honesty, and reputation are far more important than the pricing.  Getting work done cheap sounds great, but cheap frequently has consequences.  Get as many references that you can.  Put price into the picture only when you have done your diligence when it comes to honesty, neatness, punctuality, and ability.

2012 FIX UP TIME

Is 2012 finally the time to take our foot of the brake and begin to do the work our house needs.  It has been four years of caution and low spending for so many folks, and for many, virtually nothing has been spent at all!  I believe it is safe to say that at this point housing has hit the price bottom, and while we may not see much of a value increase this next six months, one can almost guarantee that prices will once again begin a slow ascent.  If you are considering moving and selling your home, some basic alteration might help you with enticing the prospective buyer.  New faucets, and counter tops go a long way.  If the shower fixtures are in poor condition, new buyers know they have to rip out the shower and start again.  If you want to make the sale, get it done now before prices move forward. Old cabinetry and vanities can be done for less than  you think.  Up to date toilets, new shower doors, new door hardware or cabinetware makes a difference to the perspective buyer.   Perhaps a new kitchen sink and faucet is in  order for that 25 year old kitchen!  Clean it up, is what I am saying.  You might even get to enjoy it more than you think.  Banks are seriously looking for customers, and you can't believe that rates can stay this low for  more than another year.  I for one, changed my exterior doors which were more than tired.  New locks and hinges gave my house entryway a whole new look.  For those of you who are not moving, what better time than now to  spruce your home up.  Life is short enough, so enjoy some of the fruits of your labor and live a little!  info@hardware-designs.com  www.hardware-designs.com

STEAMED UP!

I am a lover of steam.  My dad was a lover of steam, and one of my daughters is a lover of steam.  This is not to say that steam is for everyone.  It clearly is not.  For those of you who love taking a steam shower, there are some new product developments that really add to the steam experience in a very positive way.  Let me first say, that steam in not a cheap product.  Prices can vary from the reasonable to the outrageous!  It is always about what your desires are.  For me,  going full tilt has been nothing but a hoot!  My unit from Thermosol has so many programmable features.  Features such as digital timers, relatively instant steam, chromotherapy, aromatherapy, and blue tooth capability.  I have sinked my ipod to my shower, and for me, this is the best. What's new at Hardware Designs

Now that we have survived the first snowstorm of the season maybe it's time to do some home renovations. If this is the case, the first thing  you should do is come to Hardware Designs in Fairfield NJ. LEAKING KITCHEN FAUCETS

How many of you had to replace your kitchen faucetry like I had to do this past week?  I'll bet lots of you if you are reading this blog.  I simply had to try to change  this faucet out by myself as I consider myself handy, capable, and curious enough to give it a try.  I Have all the necessary tools and patience.....or so I thought.  Hey, it's not so easy.  Hard to see, hard to get to, and simply stated a pain in the butt.  My faucet was purchased about 11 years go from a local showroom, and the product was made in Europe.  Supposedly it was state of the art,  but I think my artist had a bad day!  I decided to revisit the showroom where I made the initial purchase only to find that they have been out of business for over three years.  I  imagine the miserable economy caught up to them.  I asked a neighbor, who had similar problems last year where she made her purchase and she gave me a local showroom in Fairfield, NJ.  I made the appointment, and made the automatic assumption that I would wait a tad, but was pleasantly surprised to have my sales associate waiting for me when I arrived.  How unusual is that I ask you?  After touring the showroom, we found our way into this large kitchen department.  I was given the story of all the brands and pricing.  The first item I liked was built in Germany, and was built like a brick, as many German products are! Another was Swiss made and is supposed to be better than Swiss chocolate!  The third was of Italian decent, but actually produced in China!  Nice looking product.  Unfortunately, not much made here in the USA!  What is that all about anyway?  Bigger question is  why do faucets drip or why to hoses break one day after the warranty ends?  Why do connections underneath the cabinet leak and ruin your woodwork etc etc?  What is with the finishes that don't ever live up to the factory guarantees?  I wanted to bring my old faucet back to company that I purchased it from just to see what went wrong, or if there was something I did wrong, or a plumber did incorrectly.  Well not only was the distributor our of business as I mentioned, but the importer was also not part of the business world either!  So, I decided to  take my lumps and simply purchase  the best one I could find.  The sales person made the unusual comment that nothing on this planet was perfect, but that whatever decision I made would be guaranteed not only by the factory but the retailer as well!  I asked for that one in writing, and was surprised to get just that from the owner no less!  Amazing!  The honest sales rep went on to say that there was no perfect faucet because hoses are stretched to far, improper cleaning methods, super hard water, and more important, Murphy's law!  If thing can go wrong...they will!  His honesty was refreshing.  I decided to take the plunge on a line called  Dornbracht.  Stunning, built well, with great functionality.  Yes it was kind of pricy, but hopefully, this time I got what I paid for, with a warranty backed by a factory and wholesaler, including the labor.  Oh, the company, Hardware Designs, kudos! www.hardware-designs.com info@hardware-designs.com

Chinese goods explained!!

So many customers come to our place of business, wishing to redo baths, kitchens, or buy new doors and hardware.  For once, they wish to  know where the materials are made. Europe, India, China, or perhaps America!  For the last 30 years we have been selling materials made around the world, and I can say with authority, that in the past, our companies purchases were at least in balance as to origin of manufacture.  I would say it was always a 50/50 deal. Today, that balance is shifting, and that is sad indeed.  I don't like the change for many reasons, and I am willing to share my thoughts on this subject. 

Wall Street, obviously likes profits and volatility, as that makes for great commissions.  Generating high profit today is  not an easy task for most manufacturers.  Many owners or ceos find that making goods overseas is the only way to stay afloat.  If you examine this, you know that as we decrease our labor costs, we increase our profits.  Since China and India have such low labor costs it stands to reason that the goodies we import will be far cheaper then anything we can make for ourselves.  There is certainly a catch with this line of thinking.  In particular, the Chinese artificially keep the value of their currency (the Yuan)  under its true value.....to the tune of about 35%.  One top of that the good old U S of A offers China and unfairly low import tax rate.  The rate at which factories are closing in America to buy from China, India, or Mexico for the above reasons is alarming.  It doesn' take a genius to now understand our unemployment rate does it?  You might say that China buys our debt and that is why we offer such lenient terms to them, but I submit that they are so in deep with us, that changing our tax terms with China and stressing to the rest of the world the unfairness of their currency system will cause a change in thinking. When my existing exposed thermostatic shower system failed recently, I was dismayed to discover that the manufacturer was no longer in business. So it's 2:00 A.M. in the morning, and nature calls.  I flush my Toto toilet and give the toilet seat a light push in the downward direction. Ever so slowly it lowers to the rim of the toilet.  No boom, bang, or startled reaction from my spouse sleeping in the adjoining bedroom. Pretty Up that P-Trap

Beautiful sink above, ugly plumbing below? Not any more.  Recently, I installed a beautiful vessel sink, and hadn’t considered that my P trap and water supply would all be visible.  A quick trip to Hardware Designs in Fairfield, NJ was all it took to show me that the many pitfalls of installing this type of sink can be easily resolved.  From an aesthetic standpoint I wanted the P trap and supply lines in a satin gold finish to match the faucets and other accessories in this bath. Steam Away Life's Little Aches to the Strains of Your Favorite Music

One of life's great pleasures is luxuriating in the steamroom I've installed in my home from Hardware Designs in Fairfield, NJ. While constructing a new granite walled shower in my home it occurred to me that it was the perfect time to equip it with a steam generator. Hardware Designs showed me two units, one from Mr. Steam and the other from Steamist. Both are reasonably priced and excellent products. Ultimately my selection was based on the size of the shower in cubic feet to determine which company's unit would most efficiently meet the demand for steam. When I got into the details with my customer service rep at Hardware Designs, he introduced me to a whole range of options I didn't even know existed. One of them was aroma therapy which I found interesting but not really something I wanted. There are also flat screen video options and chromatherapy options that introduce controllable colored lighting into the steam shower for some interesting effects. But, what really hooked me was an option for incorporating a sound system into the steam shower's interior. I purchased an ipod docking system with specially engineered speakers that are mounted to the rear wall of the shower and essentially turns the entire wall into an amazing speaker system. Confusing stuff.  Air bath, or "air masseur" as the distributor called it, whirlpool, soaking bath, cast iron, acrylic, volcanic stone,  or some other substance known only to some chemist somewhere.  How does one make an intelligent decision about this stuff.  I went to Hardware Designs in Fairfield, NJ with the idea to spend the least I could and get the most bang for my buck.  There were so many on display that confusion instantly set in.  I forgot the basics, that being, what size could I fit, and what made me comfortable.  I walked around for a bit, and made some mental notes, then went back home and broke out the measuring tape.  I can fit just about anything it appears, but with that said, what did I really need anyway.  I revisited the showroom this past Saturday, and asked for sales help.  "Take off your shoes, and let's see what fits your needs!"  Huh?  Take of my shoes, and get in?  I think not was my comment, but after some coaxing I was in the men's  department and Nordstoms and trying on all the configurations.  72 x 42, 72 x 36, 68 x 39, 60 x 60, you name it.  It seems that large, even though doable in my space is not what makes me comfortable.  It was all about the placement of the drain, and the bottom length of the bath that really mattered.  Arm rests, that were strategically placed made all the difference.  After all, reading in the bath is, for me, wonderful.  Did I want jets, for the intense massage, or did I prefer gentle air massage?  The sales associate asked me if I was interested in a combo tub that offered both.  I choice the air bath as it was easier  to keep clean and more pleasing to my eye.  I really did not like looking at lots of jets, and with the air system, you see almost nothing.  Multiple speed, heated, programmable, etc., this bath was for me.  It was comfortable and priced favorably.  The salesman was not pushy, and was genuinely getting a kick out of my decision process!  I looked at Aquatic, Bain, Jason, and  Hydro systems, all fine lines and competitive with each other, but the Bain folks were so helpful both online and "live" on the phone, that they were my "shoe-in!"  Hardware Designs does them proud.  They are worth the visit.  www.hardware-designs.com  info@hardware-designs.com

Edgar Berebi, Edgar Berebi, Edgar Berebi.  I can't say it enough.  I wanted some "schmaltz,"  some zip, some pop goes the weasel on my breakfront.  My interior designer brought me to this off the wall place in Fairfield NJ called Hardare Designs. I never really gave much thought as to what a faucet would cost, but in the process of redoing one of the bathrooms in my home I was fortunate enought to visit Hardware Designs in Fairfield, NJ. The knowlegeable staffer I worked with gave me an explanation as to why some faucets can cost a week’s pay after I admitted to some sticker shock. I'm not a wealthy person but I am practical and when the instrinsic differences between the Dornbracht line I was considering were explained to me, as well as how this German engineered and manufacturered product line delivers superior performance over the long term, it made a lot of sense.The quality was apparent at a glance, but as I said, I just had no idea how expensive an entire Dornbracht bathroom package would be.  When you consider the thermostatic shower valves, shower heads, roman tub set and hand shower, two faucets, and all the accessories, I began to have some second thoughts.  But, once my sales person carefully explained the differences between Dornbracht and the many lesser copies in the market place, I realized the difference is substantial. Hans Grohe Ibox rules!

I will make this simple.  I am building my third house, and trust me on this... it will be my last.  I have had enough plumbing, electrical, roofing, and god know what else issues to last for 5 more lifetimes!  All I can say is bless Hans Grohe for coming up with an almost goof-proof rough in for their thermostatic and balanced pressure shower valves.  The staff over at Hardware Designs suggested I have a look at the relatively new method Hans Grohe came up with.  Sure I was skeptical, like I always am, but I was convinced that the universal rough now being shipped for the thermostatic and balanced pressure valves, was worth a try, and I was not disappointed.  Goof-Proof!!!!  Even the mechanical contractors I am using, who don't speak a lot of English, like it and can't mess it up.  The trim, or the stuff that you see and work on the wall is what really counts, but for plumbing inspection and ease of installation, the ibox concept is nothing short of fabulous.  You would think this is a boring subject to blog about, but you build 3 houses and then tell me I am not right!  Write me back, I will see it on the Hardware Designs site! www.hardware-designs.com info@hardware-designs.com

Vanities: Inexspensive imports vs. U.S. custom made

So, what do you think?  Should you go for the cheap inexpensive model or perhaps spring for the good stuff?  Well, my job is not to tell you what to purchase, as our company, Hardware Designs, sells both!  My job is to tell you the differences that exist, and once you are educated, you can make the appropriate decision. So, I will begin with some  vanity construction facts. Many, if not most imported vanities use 1/2" chip core or  MDF interior melamine, with a finished exterior.  Most higher end manufacturers use 3/4" furniture grade plywood finished inside and out.  The vanity bottoms of most imports are melamine as well and are constructed with butt joints and stapled.  Good furniture grade will use 3/4" furniture grade plywood bases that are dadoed into the sides, and glued and screwed to add to stability.  Many imports use suspended drawers on epoxy runners, while most of our better U.S. products use steel ball bearing slides with soft-close full extension capability.  Frequently, imports use drawer bottoms that are literally 1/4" cardboard!  Our domestic product will, more than not, use fully finished plywood bottoms.  A lot of our imports use inexpensive hinges, while lines such as Vanity Flair, use European 170 degree steel hinges, with soft close, and six way adjustability.  I suppose I could go on and on, but the above just cracks the surface of the main difference.  Our U.S. product uses formaldehyde free plywood, which is something many imports can not boast.  Custom colors, custom sizes, and various forms of distressing if requested make the decision easier to make.  At Hardware Designs, we offer vanities from around the world, of varying qualities, but with the information given to you above, you are better equipped to make an intelligent choice for your vanity requirements.  www.hardware-designs.com info@hardware-designs.com

I'll admit I'm partial to a coordinated look in my decorating projects. I was deep into searching for new kitchen cabinet hardware, and had seen some beautiful offerings at Hardware Designs, in Fairfield, NJ, from Edgard Berebi, Providence, Mrs. H and several other companies, yet nothing seemed like exactly what I was looking for. It's Alive...It's Alive - the Finish that is

Now this is not intended to freak anyone out, but it's an interesting point of fact that some faucet finishes, such as Oil Rubbed Bronze, are considered "living" finishes. Why you ask? Quite simply, a living finish is a non-lacquered, unprotected finish that "changes" over time. The changes in the finish are caused by oxidation from the air, as well as soaps, or even the natural oils that could be on your hands when you turn the faucets on and off. These changes can range from subtle lightening in the beginning to  more pronounced changes later on, ranging from lighter browns and golds all the way to pink tones. The patina that these faucets develop is beautiful - if you're OK with something aging gracefully before your eyes. These faucets are made to have a vintage look over time, so if you prefer your faucets to retain that brand new look for its lifetime, a living finish is probably not for you. However, if your bathroom looks very natural, rustic, or vintage, a living finish will fit seamlessly into your decor.

Although most bronze finishes are "living" finishes - don't be turned off to bronze itself. A few companies, such as Perrin & Rowe, Altmans, Jado, and Horus, do make bronze finishes that are considered "non-living". It's a Door...NOT A BATTERING RAM!

That's what I've been telling my three young boys who seem to think opening every door is a test of strength. The result...I have holes in the walls, indentations in my baseboard molding,  and even ruined door frames from the flimsy, ineffectual hinge-pin doorstops I've been sold.  I called a local hardware store who suggested I use those straight screw in doorstops that you put on the bottom of your door or on the molding. But, I have a beautiful home and aesthetics are important to me, so that idea just didn't cut it.  Out of frustration, I went to a local decorative hardware showroom in Fairfield, NJ.
